What a blocked drain looks like before it stops completely

It rarely happens all at once. The water goes down a little more slowly each week, there is a smell that comes and goes, the toilet gurgles when the washing machine empties. By the time nothing drains at all, the pipe has usually been narrowing for months.

If two fittings back up at the same time — the kitchen sink and the washing machine, or the shower and the toilet — the blockage is not in the trap under the basin. It is further along, in the buried pipework shared by both. A hand auger from a DIY shop will not reach it.

How we clear it

1

Electric auger

A flexible head driven down the pipe. This clears most domestic blockages and is gentle on older joints.

2

High-pressure jetting

Water up to 350 bars scours the full inside of the pipe rather than punching a hole through the blockage. This is what stops it coming straight back.

3

Camera inspection

A camera on a reel films the inside of the line and locates the problem to the metre. You get the video.

Why we look before we jet

On old stoneware joints, high pressure can finish off a seal that was already failing. So the camera goes in first whenever the history suggests the pipe is tired. It is slower, and it is the reason we are not back at the same address three weeks later.

When the same drain blocks every year

A blockage that returns to the same spot is not bad luck. In the Liège area there are three usual explanations, and they need different answers.

Tree and hedge roots finding an open joint in a buried line. Clearing it works until they grow back, which is why we locate the entry point with the camera and then use a rotating cutter — and, if the joint is beyond saving, say so.

Scale and grease building up on the inside wall of old cast-iron stacks, common in the older buildings of central Liège. The usable diameter shrinks year after year until something ordinary blocks it completely.

A pipe that has moved — settled, cracked or dropped at a joint. Nothing clears that permanently. The camera tells you where it is, so the repair can be planned calmly rather than dug up in an emergency.

Blocked drain or sewer line€280
High-pressure jetting€370

All prices include Belgian VAT. In Belgium you will often see the abbreviation TVAC on an invoice : it means VAT is already in the figure, so €280 is what you pay for the job itself. The €120 call-out fee is added to it. The 100 % surcharge applies at night, at weekends and on public holidays. Everything is confirmed on the phone before anyone drives out.

Repairs, parts and installations are guaranteed for two years. Unblocking is not guaranteed, and we would rather say so plainly : how long a drain stays clear depends on the state of the pipe and on what goes down it. If the blockage comes back, a camera inspection finds the real cause — roots, scale, a collapsed section — instead of clearing it blind a second time.

Common questions

Will you need to break anything?

Almost never. The auger and the jetting hose go in through an existing access point, and the camera locates a problem without opening the floor. Breaking into pipework is a repair decision, taken with you, not a surprise.

How long does it take?

Thirty to sixty minutes for a straightforward blockage. One to two hours if the camera shows roots or a deformed joint and a cutting head is needed. You are told the estimate before we start.

My neighbour has the same problem. Is it the building's pipe?

Quite possibly. When several flats in the same stack are affected, the blockage is usually in the shared column rather than in any one flat. The camera settles the question, and the video is what you pass to the building manager.

Is the result guaranteed?

No, and we prefer to be straight about it. How long a drain stays clear depends on the condition of the pipe and on what goes down it. Repairs, parts and installations are a different matter — those carry a two-year guarantee.
