From your call to a working drain
You call
A technician picks up, 24 hours a day. Describe the problem and give your address.
You get a price and a time
Both on that first call. If several jobs are already running, you are given a realistic slot rather than an optimistic one.
We arrive and diagnose
The cause is identified before anything is taken apart, and the price is confirmed.
We clear it and test it
The flow is checked in front of you before the technician leaves.
What helps us when you call
Three things make the call much shorter. Which fittings are affected — only the toilet, or the toilet and the shower? Since when — this morning, or getting slower for a month? And which floor you are on, plus whether a van can park nearby. That last one decides which vehicle we send.
If you rent
We invoice whoever calls us. The invoice carries our Belgian VAT number, the date, the address and what was done, which is the document you forward to your landlord or to the building manager if they are the ones who should carry the cost. We do not take a position on who owes what — that is between you and them — but we make sure the paperwork is clear enough to settle it.
When the problem is in the shared pipework
In an apartment building, a blockage in the common stack affects several flats and is not yours to fix alone. A camera inspection shows exactly where the obstruction sits, and the video plus the location is what a building manager needs before calling a general meeting or instructing works. Ask for it on the phone if you already suspect this.
Living in Liège for a year or two
A few things that surprise people who have not rented in Belgium before. Pipework in the older parts of the city is genuinely old, and a flat that was fine for a previous tenant can block in your first winter without anyone being at fault. Wet wipes, even the ones sold as flushable, are the single most common cause we see. And cooking fat poured down a sink sets solid in the cold section of the pipe a few metres further on, which is why a kitchen drain usually fails in winter rather than in summer.
Common questions
Will the technician speak English?
Yes, and you can say so when you call so we send someone comfortable with it. If a word is missing in either direction, describing what you can see usually gets there faster than looking for the right term.
Do I need to be there?
Someone needs to let us in and to confirm the work. It does not have to be you, as long as the person present can agree to the price.
What if it turns out not to be a blockage?
We tell you before going further. If the real problem is a leak or a broken fitting, that is different work at a different price, and you decide whether to go ahead.
Can you come back if it blocks again?
Of course, but it is worth saying clearly : unblocking is not guaranteed. If the same drain blocks twice in a short period, the right move is a camera inspection to find out why, not a third clearing.
How do I explain my address?
Street, number, floor, and the commune — Liège, Herstal, Seraing and the rest are separate communes with their own postcodes. If you are unsure, the postcode on your post is enough.
Nous répondons aussi en français.
